As a client of HKS you will have an opportunity to be as much or as little involved in the day to day management of your property as you wish. HKS will handle as many of your tasks as required: either functional or financial.
THINGS WE DO
All potential tenants are screened through an application process. Previous landlords, credit references, bank account, as well as general character references are checked and verified to attempt to eliminate any problems with rent collection or the image of your property.
All repairs can be handled by HKS: major building renovations or a minor water leak. We will insure repairs are performed by trained professionals in the community.
After we have assessed any damage we will determine what repairs will be required. Major problems are discussed with the owner as to the financial requirements and estimates to be obtained. Minor problems are handled immediately to prevent costly damages which might be incurred should repair be delayed. Tenant complaints are channeled to one office and immediate action is taken to investigate the problem.
Cleaning is done, between tenancies, as well as other touch ups as needed: painting; floor replacement. All repairs are done to insure that the best image of the rental is displayed to potential tenants.
Utility maintenance is cared for; cleaning of the furnaces or burners; electrical service; replacement of plumbing fixtures.
HKS is interested in the well being of your building and its image in the community. General upkeep, maintenance and tenant selection play an important part in maintaining the value of your investment property.
All of the accounting for HKS property management is computerized.
Each property is set up on its own General Ledger accounting system, or if you have several properties you may wish to have all properties combined into one system. We recommend that each property have its own set of books for planning purposes. By individual properties having their own books, you are easily able to determine what income is being generated and the nature and detail of expenses.
Each property, unit, tenant, lease, and expense are tracked by the yearly reports. These reports can be as detailed or as general as you may wish. Samples of these reports can be provided: You as a conscientious income property investor can track all of the income, expenses, and earnings for tax purposes on each of the properties owned. If you should plan to sell a building or use existing properties to finance new purchases our detailed reports will be an invaluable tool. We work with independent accounting firms in the community for account verifications and the latest changes in tax and investment accounting.
Financial Planning And Counseling
We provide investment planning and counseling to all of our property management clients. The rewards of buying and selling investment properties vary tremendously in today's market. In the area of financial planning and counseling, our property management clients have access to areas of financing for existing properties as well as new purchases. Many times when conventional financing is not the best alternative, we have the ability to extend mortgages and notes to clients or other unique financing alternatives to best serve our clients needs so you can obtain the best possible return on your investment.
The computerized reports offered by our system are unique in the property management field. Our system can readily accommodate any amount of detail required by our owners, (some owners do not require all the reports available, others prefer a very detailed set of reports). By carefully inspecting the type of reports we offer you will see any question about your property answered. We also have the ability to tailor our program and create specific reports for your needs.
